Construction has begun in Mill Creek’s East Gateway Urban Village with a 24,000 square foot office/medical building at 4224 - 132nd Street SE (State Route 96). This building has been in the planning stages for over a year and should be completed within the next six months.
The East Gateway Urban Village is a planned shopping and residential center in the northeast corner of Mill Creek east of 35th Avenue SE, south of 132nd Street SE, and west of Seattle Hill Road. The vision is to have a Town Center-like development with a mix of professional offices, retail shopping, and residential units on land that is now essentially undeveloped. When fully built out, the East Gateway Urban Village could include approximately 350,000 square feet of retail space, 60,000 square feet of office space, and a combination of 394 town homes and apartments.
The new office/medical building has been designed to meet standards equivalent to Leadership in Energy and Environmental Design (LEED) certification by 2812 Architecture, an Everett architectural firm. LEED certification equivalency is a requirement for all East Gateway Urban Village buildings.
Site improvements associated with the 3.5-acre development include improvements for water, sewer, storm water facilities, a 118-stall parking lot, landscaping, and a plaza. The site design includes an underground storm water detention vault in the center of the parking lot.
Two additional lots owned by the same developer lie directly to the south of this new building. The developer has stated that he plans to build a combination of retail and residential buildings on these two lots sometime in the future.
A future portion of the spine road that will provide internal access throughout the East Gateway Urban Village is proposed to go between these two additional lots, at the south of the new office/medical building.
